Sellers who want privacy, or who aren't quite ready, come to me first — one of my three Malibu sales was transacted entirely off-market, and never appeared on the MLS at all. Before you offer, I'll tell you what it would actually cost to fix what's wrong with it — from someone who has managed that work, not guessed at it.

Which problems are cosmetic and which ones are expensive. That distinction is where buyers most often lose money.

If you want it, you get drawings and a budget for the house before closing — so work can start the week you get the keys.
